Irrigation & Drainage in Jackson, TN
Most West Tennessee yards are both too wet and too dry — saturated in spring, baked in August. Irrigation handles the dry; drainage handles the wet. We do both, because doing only one usually creates the other problem.

Sprinkler Systems
- Full residential systems — 4–12 zones depending on lot, with rotor heads for lawn and spray heads for beds. Proper head-to-head coverage so nothing burns out.
- Drip irrigation — for planting beds, vegetable gardens, tree wells. More water-efficient than spray; reduces fungal disease.
- Smart controllers — weather-aware (Rain Bird ESP-SMT, Hunter Hydrawise, Rachio); adjust automatically based on rainfall and temperature. Pays for itself in water savings.
- System upgrades — replacing rusty heads, leaking valves, broken controllers, repurposing zones
- Winterization & spring start-up — blow out the lines before first freeze; pressure-test and tune in spring
Zoning Done Right
Lawn zones get a different schedule than bed zones. Sunny areas water more than shade. Slopes need shorter cycles with soak times to prevent runoff. We zone for matching plant water needs, not just “where the pipe runs.” A bad zoning layout wastes water and creates the soggy-dry patches everyone has.
Backflow Prevention
Tennessee requires a backflow preventer on any irrigation system connected to potable water. We install code-compliant pressure-vacuum breakers or RPZ devices and tag them for the annual inspection. Skipping this can cause utility issues and is genuinely a public-health protection.
French Drains
The fix for “water sits in the back corner of the yard after every storm.” A French drain is a perforated pipe in a gravel-filled trench that collects subsurface water and routes it to daylight or to a dry well. We dig to grade, install drain pipe, wrap with filter fabric, backfill with washed stone, and tie into the outlet. Done right, the soggy spot disappears.
Surface Drainage
For roof runoff, downspout discharge, and surface water moving toward the house. Catch basins at low spots tied into solid 4″ pipe that daylights at a low point on the property. Cheaper than French drains where the problem is surface, not subsurface.
Why Both Matter
Irrigation gives you the lawn and beds you want when nature doesn’t deliver. Drainage gives you the foundation and yard that doesn’t rot when nature delivers too much. Most Jackson properties need both. We’ll tell you what your specific yard actually needs.
